Caveat lodged, funds paid
The caveat is lodged electronically with the state land registry and funds go to you — or straight to the ATO, a supplier or a settlement.
Tip: Verify payee bank details by phone, never just by email.

Exit and withdrawal
Your sale, refinance or incoming payment repays the loan. The lender withdraws the caveat, and the title is clear again.
Tip: If your exit looks like slipping, tell the lender early.

What makes the difference to speed?
On property-secured loans, $20k to $250k is possible the same day and up to $5m is possible within 24–48 hours. Whether your loan lands at the fast end depends mostly on things you control:
- Everyone on title can sign today. The single most common delay is a co-owner or director who isn't available.
- You know the payout figure. It confirms the equity immediately.
- The value is realistic. A valuation shortfall found late is the slowest outcome of all.
- The exit is documented. A contract, approval or invoice answers the lender's biggest question.

No. There's no credit check when you first enquire. A credit check only comes up if you decide to go ahead, and we'll tell you before it happens.
Will my details be sent to lots of lenders?
No. One team reads your enquiry and works on it. We don't sell or broadcast enquiries, so you won't be flooded with calls.
How quickly will someone call me?
We aim to call during business hours as soon as we've read your enquiry. If your deadline is today, call us as well so we can start straight away.
What do I need for the first call?
The property address, who owns it, a realistic value, the payout figure on any loans secured on it, the amount you need, your deadline and how the loan will be repaid.
When do I find out the cost?
Before you commit. You'll receive the proposed amount, term and total dollar cost of finance, so you can weigh it against what the loan achieves and what your exit will cover.
What happens when I repay?
The lender lodges a withdrawal of caveat with the land registry and your title goes back to how it was. Your existing mortgage was never changed.
